Real Estate in the News  It’s hard to believe that more than six months into COVID-19 the demand for new, unique homes continuous to increase. Here is what we are seeing across the country in terms of real estate:US home prices nationally have increase 5.5%, with sells of home over $10 million and up 11% YOY(WSY). Note that a lot of this is driven by high demand in luxury cities (e.g. Aspen) Supply of single-family homes continuous to remain low. At the end of July, there were 1.3 million single family homes for sale, the lowest count for any July in data going back to 1982 (WSJ).Real Estate in the News  Mortgage rates continue record-breaking streak to new lowsThe average rate for a 30-year fixed-rate mortgage fell to 2.88 percent in August, the lowest since the government-sponsored mortgage-finance company Freddie Mac began tracking rates in 1971. Read more here. Existing-home sales reach 14-year high in AugustAugust marked the third consecutive month of positive sales gains for existing homes across the country. The National Association of Realtors said on Friday existing home sales rose 24.7 percent to a seasonally adjusted annual rate of 5.86 million units last month. Read more Here  New home sales surpassed an annual rate of 1 million sales for the first time since 2006. Some reports estimate there’s a shortfall of as many as 4.5 million homes needed right now around the USA. A combination of pent up demand from the COVID lockdown, owners holding back on selling till COVID passes, low interest rates and rising demand from millennials AND Gen Zs that are right behind them hitting their home-buying years make for the perfect storm. That’s around 170 million people needing a home demographically……and people are living longer and staying in their homes longer (around 13 years, up 3 years from 2008).
